Coral Lakes is a gated freshwater community in NE Cape Coral. Lakes, not tidal canals. It should not be priced or searched like gulf-access SW product, and it should not 404. Relocators who want a gate and still water land here. Relocators who want a boat to the Gulf do not.
Pine Island Road retail is a short drive, Costco, Home Depot, Target, which is geography, not a lifestyle pitch. Utility assessments in NE still get a hard look. Flood maps are parcel-level; lake-front is not a Zone X promise.
Citywide freshwater single-family medians are the tax-roll anchor we can publish. Coral Lakes is not a separate rollup. Comp inside the community, then decide if the gated package is worth the spread over a non-gated NE street.
