Beach days, boat days and two bridges: what is Marco Island like to live on?

Marco Island is a city on a barrier island in Collier County, about 20 miles south of Naples, and the largest barrier island in the Ten Thousand Islands. Two bridges carry you on and off the island, on Collier Boulevard and on San Marco Road. The public beach access points are Tigertail and South Beach. The island reincorporated as a city in 1997, and its population more than doubles in winter.

  • Two bridges, two eras

The S.S. Jolley Bridge on Collier Boulevard opened in 1969 as the second road bridge to the island. The first was the original Goodland bridge, built in 1938, on the San Marco Road side.

  • Public sand at Tigertail and South Beach

Tigertail and South Beach are the two public beach access locations with parking and amenities. Residents also have a private beach complex of their own.

  • Shaped in the 1960s

Significant development came in the 1960s, when the Mackle brothers of the Deltona Corporation bought large amounts of land on the island and led its growth into the place it is today.

  • A Calusa island before that

Calusa artifacts were found on Key Marco in 1896, including the carved wooden Key Marco Cat, now on loan from the Smithsonian at the Marco Island Historical Museum.

  • Storm history is part of the island

Hurricane Irma made its final landfall on Marco Island on September 10, 2017, as a Category 3 storm, which is why elevation and wind records come up early in island conversations.

Gulf beaches at Tigertail and South Beach, about 20 miles south of Naples. Marco Island is its own city with its own utilities billing, so its homes have their own guide and their own search.

The city site is the place to start for local services, including the online water account. For each home, we check the FEMA flood zone, the elevation certificate and the school zone for the address.

Beach days at Tigertail, boating past the Jolley Bridge, dinner in Goodland.

Marco Island sits about 20 miles south of Naples, a barrier island in the Ten Thousand Islands, with the Gulf of Mexico on its western shore. A Marco day can start on the sand at Tigertail Beach, run through a boat trip into the mangrove islands and end at a seafood restaurant in Goodland, the fishing village on the island's southeast corner.

Water access belongs to the lot, not the neighborhood name, so on a canal home we check the dock and the route to the Gulf for that exact address before you fall for the view.

  • Place Its own city, one ZIP

Marco Island reincorporated as a city in 1997, and the whole island shares ZIP 34145, which keeps the search simple.

  • Season A quiet summer, a busy winter

Most of the rain falls between June and October, and the dry season runs through the cooler months.

  • Roads Two bridges to the mainland

The S.S. Jolley Bridge on Collier Boulevard opened in 1969, and the San Marco Road bridge reaches the island through Goodland, where the first span was built in 1938.

  • Land Elevation changes from street to street

Elevation can vary from one street to the next. The elevation certificate for a home shows where it stands.

Daily life

Beaches, mangroves and island errands.

Island living here mixes Gulf beaches with the mangrove coast of Rookery Bay, right next door.

  • Beaches Tigertail, South Beach and Residents Beach

Tigertail and South Beach are the two public beach access points with parking and amenities, and Residents' Beach is a private beach complex for island residents.

  • Wild water Rookery Bay next door

Rookery Bay National Estuarine Research Reserve protects 110,000 acres of coastal land and water at the north end of the Ten Thousand Islands.

  • History A Calusa island first

Calusa artifacts found on Key Marco in 1896 include the carved wooden Key Marco Cat, associated with the Smithsonian collection.

  • Storm Irma made its final landfall here

Hurricane Irma made its final landfall on Marco Island on September 10, 2017, as a Category 3 storm, which is why roof age, windows and elevation come up early in island conversations.

Areas and property choices

North beach, island center or the south-end marinas: where on Marco?

The island is small enough to know end to end, and each part has its own anchor.

  • North end Tigertail Beach and the nature preserve

Tigertail Beach, one of the two public beach access points with parking, sits toward the north end beside the Marco Island Nature Preserve and Bird Sanctuary.

  • Center Mackle Park and the island school

Mackle Park and Tommie Barfield Elementary School are both on the island.

  • South end Caxambas and the marinas

Caxambas Park is at the south end; Marco Island Marina, Rose Marina and Calusa Island Marina are other places to compare around the island.

  • Goodland The fishing village corner

Goodland, on the southeast part of the island, is a small village of seafood restaurants and charter boats close to Cape Romano.

Buying and selling here

Buying on Marco Island: five things we check first.

The fun part is choosing the beach end or the canal street. These five checks keep the rest of the purchase calm.

  • 1. Address Inside the city limit

We match every home you like to the City of Marco Island limit and its Collier County parcel record, so the right city rules and services apply.

  • 2. Utilities City water service

We ask the City of Marco Island about water and sewer service at the exact address.

  • 3. Flood and elevation The zone for this building

The FEMA Flood Map Service Center shows the zone for the exact address, and the elevation certificate shows how the house sits in it. Both shape the insurance quote.

  • 4. Seawall, dock and route The trip from the dock to the Gulf

For a canal home, we gather the seawall and dock records and review the route to open water, including any fixed bridge on the way, with your boat specs in hand.

  • 5. Association papers Fees and rules, when there is an association

For a condominium or community association, the fees, reserves and rental rules are part of the monthly cost, so we read them before the inspection.

Selling on Marco Island? Price it against the right neighbors.

Start your price review with recent closed sales of homes like yours on the island.

  • Match Like for like

Gulf-front homes against Gulf-front sales, canal homes against canal homes with similar water, condominiums against their building and neighbors.

  • Context Asking prices are the backdrop

The live numbers on this page are current asking prices on the island. Your home value review starts from closed sales.

  • Ready Have the papers beside the photos

Flood and elevation records, seawall and dock documents, the roof and window history and any association papers answer the first questions island buyers ask.

Marco Island, asked directly.

Is Marco Island its own city?

Yes. Marco Island is an incorporated city in Collier County, reincorporated in 1997, and the whole island shares ZIP 34145. Naples, about 20 miles north, is a separate city with its own guide.

Who provides water on Marco Island?

The City of Marco Island runs water accounts through its municipal payments portal, linked below. We ask the city about service at the exact address before you buy.

Do Cape Coral canal and flood tools cover a Marco Island home?

They are built for Cape Coral. For a Marco Island home, the FEMA Flood Map Service Center at msc.fema.gov gives the official flood zone, and the seawall, dock and route records for that lot tell the water story.

What should a buyer check before offering on a Marco Island home?

The flood zone and elevation certificate, the insurance quote, the city water service, the association papers for a condominium or community, and for a canal home the dock and the route out past the bridges to the Gulf. We gather all of it before you write an offer.

How should a Marco Island seller think about comparable sales?

Start with recent closed sales of homes like yours on the island: Gulf-front against Gulf-front, a canal home against canal homes, a condominium against its building and neighbors. The live numbers on this page are asking prices, and the closed sales are the price.

Which school district serves Marco Island?

Collier County Public Schools, the district for Naples, Marco Island, Immokalee and Everglades City. Tommie Barfield Elementary School is on the island. The district sets school attendance zones; use its address lookup for the current answer.
