Plan your move to Charlotte County, one topic at a time.

Punta Gorda or Port Charlotte: how do you want to live on Charlotte Harbor?

Charlotte County sits just north of Lee County and is built around Charlotte Harbor. Punta Gorda is its only incorporated city and the county seat, with a rebuilt downtown on the water. Port Charlotte, across the Peace River, is the most populous community in the county. Babcock Ranch, a planned community, reaches into the southeast corner from the Lee County line.

A county shaped by its harbor

Charlotte County covers 858 square miles, and 178 of them, just over a fifth, are water. The harbor estuary takes in the Peace River basin, the Myakka River basin and the Caloosahatchee basin through Pine Island Sound.

Source: Wikipedia, Charlotte County, Florida (858 sq mi, 178 sq mi or 20.7% water) and Charlotte Harbor (estuary includes the Peace River, Myakka River and Caloosahatchee River basins via Pine Island Sound), read 2026-10-15.

Two storms shaped the waterfront

Hurricane Charley came ashore near Cayo Costa as a Category 4 storm on August 13, 2004 and struck Punta Gorda about an hour later, and the city rebuilt with Laishley Park Municipal Marina and the Harborwalk. Hurricane Ian did the same thing on September 28, 2022: its first Florida landfall on Cayo Costa, then a second just south of Punta Gorda near Pirate Harbor.

Punta Gorda Isles was cut for boats

Punta Gorda Isles began in 1959, when its developers laid out 55 miles of canals, 100 feet wide and 17 feet deep, and used the dredged sand to raise the level of the canal-front land. Those are the original design figures for the whole system, so the route and depth at one dock still get checked against your boat.

Buyer decisions

Before you buy in Charlotte County: four questions that change the answer.

Harbor and canal route, per parcel

Punta Gorda Isles and the Powerboat Section route to Charlotte Harbor differently, and plenty of Charlotte County inventory has no water route at all. Ask which canal section the parcel sits in, whether that section offers direct gulf access or indirect gulf access to the harbor, whether the route passes a fixed bridge and what clearance that bridge holds. The same harbor label covers a real range of ride times, so the canal, section and clearance get checked per address.

Condo fees and reserves before the view

Waterfront condo product in Punta Gorda and Port Charlotte carries association fees, reserve positions and rental rules that move address to address. Ask for the association documents and reserve study early: a building a block from the seawall can carry a very different monthly number than the one inland.

Know who supplies your utilities

Utility responsibility differs between the City of Punta Gorda, Port Charlotte and unincorporated Charlotte County, and so does who you call about water, sewer and assessments. We check which utility serves the home early, because it changes the monthly cost and the closing statement. Charlotte County Utilities is the county water and wastewater department to check for a Port Charlotte address.

Building and flood documents in one pass

Charlotte Harbor parcels can carry different FEMA zones street by street, and older waterfront homes may not have current elevation documentation on hand. Ask for the elevation certificate and flood zone on the address, plus permit history on the structure, before you remove contingencies. Look the parcel up on the official FEMA Map Service Center rather than borrowing a zone from another county map.

Selling in Charlotte County

A Punta Gorda Isles seawall home, a Port Charlotte freshwater-lot street and an inland Punta Gorda address do not sell on one pricing sheet. The asking numbers on this page are county context, not your number. A review on your own address, with canal class and flood zone in the picture, is the first step. Open a home-value review.

Start a home-value review

For a Punta Gorda or Port Charlotte address, the FEMA Flood Map Service Center at msc.fema.gov has the official flood zone, and we review the canal route and check the utility service with you.

Answers to the questions coastal buyers ask first.

What to check on a waterfront home, how to read a wind mitigation report and what the monthly cost of a Gulf Coast home really adds up to.
