On our site, Pelican is the SE Cape pocket around Pelican Boulevard and the Yacht Club Community Park, the public beach on the Caloosahatchee, the marina, and the older street grid. It is not Pelican Bay in Naples. If you searched that name and landed here, you are in Cape Coral.

SE Cape has some of the city’s original tidal canals and a real mix of direct gulf access, bridge-limited routes, and lots that never reach the Gulf. We check the Waterway Map and the FEMA zone on the parcel before anyone writes an offer. River-adjacent streets are often AE. Interior streets can be X. The listing remark is not the source of truth.
