Plan your move to Lee County, one topic at a time.

From Cape Coral's canals to downtown Fort Myers: which part of Lee County fits you?

Lee County holds Cape Coral, Fort Myers, Sanibel, Fort Myers Beach, Bonita Springs and the Village of Estero, plus unincorporated places such as North Fort Myers, Lehigh Acres and Pine Island. Fort Myers is the county seat and Cape Coral is the largest city. Choose the day you want first: a boat lift behind the house, dinner by the river, sand on a barrier island, a golf community or room to build. The house search gets easier from there.

Two bridges join Cape Coral and Fort Myers

The Cape Coral Bridge opened for traffic on March 14, 1964 and lands at McGregor Boulevard, and the Midpoint Memorial Bridge opened on October 19, 1997, carrying County Road 884 between Veterans Parkway on the Cape Coral side and Colonial Boulevard on the Fort Myers side. Both cross the Caloosahatchee River and both charge a toll only for westbound drivers. Farther upriver, the Caloosahatchee Bridge on US-41 and the Edison Bridge connect downtown Fort Myers with North Fort Myers.

Source: Wikipedia, Cape Coral Bridge (opened March 14, 1964, toll for westbound traffic only), Midpoint Memorial Bridge (opened October 19, 1997, CR 884, Colonial Boulevard and Veterans Parkway, toll westbound only), Caloosahatchee Bridge (US 41) and Edison Bridge (Florida), read 2026-10-15.

Each island has its own crossing

The three mile Sanibel Causeway crosses San Carlos Bay from Punta Rassa to Sanibel. Fort Myers Beach, on Estero Island, is reached by the Matanzas Pass Bridge from the north and by the Bonita Beach Causeway, with its Big Carlos Pass Bridge, from the south. Pine Island Road crosses Matlacha Pass on a small drawbridge at Matlacha on the way to Pine Island.

The airport belongs to the county and sits outside any city

Southwest Florida International Airport (RSW) is county owned and sits in the South Fort Myers area of unincorporated Lee County, southeast of the City of Fort Myers. It serves the Cape Coral-Fort Myers, Naples-Marco Island and Punta Gorda metropolitan areas, and it counted 11,154,458 passengers in 2025, its highest annual total on record.

One river ties the county together

The Caloosahatchee River runs about 67 miles from Lake Hicpochee to San Carlos Bay, passing Fort Myers and Cape Coral on the way, and it is part of the Okeechobee Waterway. It forms the south and east edge of Cape Coral and separates North Fort Myers from downtown Fort Myers.

Spring training is a local season

Where these facts come from

County counts on this page come from our live MLS mirror over the mapped county bounds. Land listings pull the raw median down, so read it beside the residential figure.

What do homes in Lee County cost right now?

Here is the live answer for our mapped area of Lee County: the median asking price, the number of homes for sale and the typical days on market, across single-family homes, condominiums, townhouses and multifamily listings.

What the places map shows, and what to confirm.

The map brings together named places from OpenStreetMap, with category sources beside the list. It is a starting point for planning a day out, so a quick call to the place before you go saves a wasted trip.

School information

School points on the map show where campuses are, not which one serves an address. The district sets attendance zones; its address lookup gives the current answer.

Buyer decisions

Before you buy in Lee County: four questions that change the answer.

Canal class, route and the Chiquita Lock story

In Cape Coral, the canal class can change address to address across direct gulf access, indirect gulf access and freshwater. Ask which class the parcel sits on, whether the route to open water passes a fixed bridge or a lock, and what that route holds today; the Chiquita Lock was removed in 2025, so southern runs are checked without it. The Waterway Map traces the route for a specific address before you compare one canal home against another.

Route one address on the Waterway Map

Flood zone and insurance are per-parcel work

River- and canal-adjacent Lee parcels call for flood-zone and insurance diligence before an offer. Ask for the current FEMA zone on the parcel itself plus an insurance quote, before you remove contingencies. Zones and quotes are pulled per address, never carried over from a prior sale or a neighboring street.

See the Cape Coral flood map

City versus unincorporated Lee

Cape Coral is its own city with its own utility expansion and assessment programs. Ask which government serves the parcel: what water and sewer the home uses, whether any expansion or assessment balance attaches to the parcel, and what that adds to monthly cost and closing. In Lehigh Acres and other unincorporated areas, confirm water source, septic status and the actual commute, address by address.

How Cape Coral utility status works

Compare the drive from each address

Fort Myers sits on the river with downtown, McGregor Boulevard and Gateway off Daniels Parkway. Before you pick a part of the county, drive the actual commute at the hours you would drive it and rank airport, work and water access for your own week. We compare the days you would actually drive, not the ZIP codes.

Selling in Lee County

A Cape Coral canal home, a McGregor riverfront street and a Lehigh Acres address do not sell on the same playbook. The county-wide asking numbers on this page are context, not your number: a pricing review on your own address, including what canal class and flood zone add or subtract, is the first step. Open a home-value review to see where your address sits.
