Cape Coral was platted in 1957 as a pre-cut waterfront city: 400+ miles of canals, four quadrants, three canal classes (direct gulf access, indirect / bridge-limited, freshwater). If the search is a boat from the backyard at a mid-market price, Cape Coral is usually the honest starting city. Direct gulf access, indirect gulf access, and freshwater are different listings. Fort Myers is the river city

Fort Myers grew up along the Caloosahatchee: downtown, McGregor, closer run to RSW, hospitals, and a smaller salt-canal network. True no-bridge direct lots inside city limits are scarce compared with Cape Coral. River and river-adjacent product is the Fort Myers water story. If you need the airport more than the canal grid, start on the Fort Myers side and we will say so.

What actually decides it

Boat vs commute vs payment. Direct gulf access is a Cape Coral specialty. RSW and downtown density are Fort Myers specialties. Insurance and flood zone still beat both slogans, AE vs X on the parcel, roof age, and year built move the monthly number more than which city sounds better in a Facebook group.
