This page is gulf access in the broad sense: direct open-water lots and saltwater canals that still reach the Gulf, including routes that pass under a fixed bridge first. It is not the same as the direct-only page, and it is not freshwater.
If you actually run a boat, the split that matters is clearance. Direct means no fixed bridges between the dock and open water. Bridge-limited still gets you out, usually under 8–10 feet at mean high water, fine for most center-consoles, a hard stop for a mast or a tall tower. We check the route on the address, not the MLS water-type field.

Is this the same as the "direct gulf access" page?
No. Direct-only is the sailboat-access tier. This page includes that plus bridge-limited salt canals that still reach the Gulf. Freshwater canals are not on this list.
Will my boat fit under the bridges on a bridge-limited route?
Cape Coral fixed bridges typically run about 8–10 feet of clearance at mean high water. That works for most bay boats and center-consoles. It does not work for a sailboat mast or most flybridges. Check the specific address on the Waterway Map before you offer.
Why do two "gulf access" listings on the same street price so differently?
One is often direct and the other is bridge-limited, even when the MLS uses the same words. Direct lots carry the premium. We verify the route before a client gets attached to the photos.
