Decoding the Layers
What does each overlay mean when you are buying?
A field-by-field translation of what the City’s GIS data means in plain English.
- Evacuation Zones. Lee County’s ranked storm-surge evac order. Level A goes first when a hurricane is forecast. Buyers assume insurance and resale follow this letter. They do.
- Coastal High Hazard Area (CHHA). The state’s designation for parcels in the Cat-1 storm-surge zone. Triggers stricter building codes and limits density on redevelopment.
- Redevelopment Areas (CRA). Areas inside the City of Cape Coral Community Redevelopment Agency district. If your parcel sits inside it, the CRA programs and grant incentives the City publishes may apply; the overlay shows whether it does.
- Fire Stations. Drive distance to the nearest station feeds the ISO Public Protection Class score that insurers use to set homeowner premiums. The side panel also shows binned hydrant and park proximity drawn from the city’s data.
- Parks. Cape Coral has over 39 parks and recreational facilities. Finding a home near a neighborhood park can significantly enhance lifestyle and property value.
