Why the Online Number Is Off Here
Why is the online estimate for a Southwest Florida home so often off?
Because the things that move value here are not in the square footage. In Cape Coral, Fort Myers and Fort Myers Beach, the canal class, the bridges on the route, the flood zone and the build year can separate two homes on the same street, and an estimate built mostly on size and bedrooms can miss them.
01
Canal & Water Access
The estimate compares homes on the same kind of water: gulf, bay or river; saltwater canal; freshwater canal or other water; or off water. For a saltwater canal home it trims the canal premium as the run to open water gets longer, from 10 minutes up to 45. The former Chiquita Lock was removed in June 2025; depth, tide, and vessel fit still need checking.
02
Bridge Height & Boat Access
The instant estimate shows the lowest bridge on a saltwater canal route but does not price it. Whether your boat clears it is something an agent checks by hand against the City bridge records before we recommend a price.
03
Flood Zone & Insurance Reality
Two homes a block apart can sit in different flood zones with very different insurance bills, and that changes what a buyer can afford to offer. The estimate reads your flood zone and the coastal high hazard area and adjusts comparable sales on the other side of that line by what the nearby sales themselves show.
04
New Construction vs. Resale
A 2024 build and a 1985 resale down the street are not the same purchase, even at the same square footage. The instant estimate does not adjust by build year; in Cape Coral it can adjust for condition read from City permit records. Roof age, wind mitigation and the rest of the permit history are what an agent weighs by hand when we price your home.
