McGregor Boulevard Fort Myers Neighborhood Guide

McGregor Boulevard. Honest local intelligence from three generations of Southwest Florida experience.

McGregor Boulevard is Fort Myers’ historic river corridor: royal palms, older housing stock, Edison Park, and a mix of riverfront estates and inland bungalows. It is not one average. Comp the block.

Riverfront McGregor and inland McGregor do not share a payment. Elevation, flood zone, and roof age move the number more than the boulevard name. Gateway is the planned-community contrast: newer, gated, airport-adjacent. If you wanted that, use the Gateway page.

The live strip is a Fort Myers name search on McGregor. We still confirm whether the lot is river, canal, or off-water before you fly down.

The Honest Picture

What works, what doesn't.

What we love

  • Historic canopy and established Fort Myers identity
  • River-adjacent blocks exist
  • Minutes from downtown and Edison-Ford

What to weigh

  • Not one market — riverfront and inland are different products
  • Older roofs and flood zone still lead
  • Not Gateway new-build
