The Relocator’s Reality Check

Three things most relocators get wrong before they land.

Flood Zones

Property selection problem, not city verdict

Not all of Cape Coral floods. Most of the city hasn’t had real flooding issues. Two homes on the same street can have very different insurance bills depending on zone, elevation, roof, and construction era. The work to know which is which happens before the offer, not after. The answer is property-specific, not city-wide.

Insurance

A variable, not a verdict

Cape Coral average homeowner’s insurance runs about $2,520/yr. Brayden’s own home is $1,871/yr. New construction with impact protection and elevation often comes in sub-$1,500/yr; we’ve seen quotes on smaller new builds as low as $900/yr. Roof age, impact windows, elevation, and wind mitigation are real levers. The headlines pick the worst edge cases.

Property Tax

Your bill may reset

The seller’s tax bill reflects their homestead exemption and Save Our Homes cap (assessed-value increases capped at the lesser of 3% or CPI on a homesteaded primary). Yours will reflect today’s assessed value. We model the post-sale carrying cost before you make an offer, and walk through homestead eligibility and portability for relocating Florida homeowners.
