Naples is not one market.

Naples is the higher price-point neighbor south of us on the Gulf, and it is not one thing. Port Royal and Aqualane Shores are genuine deep-water boating neighborhoods with direct access to the Gulf through Gordon Pass, no fixed bridges. Most of Naples is not that: it is inland golf communities, gated single-family neighborhoods, and high-rise condo corridors near the beach with no boat access at all. We will tell you plainly which is which before you fall in love with a listing photo.

Why Naples

Higher price point, real reasons why.

Naples consistently prices above Cape Coral and Fort Myers, and the reasons are specific: deep-water boating neighborhoods with no bridge restrictions, a walkable downtown beach corridor, and some of the strictest, most established zoning on the Gulf Coast. It is a different buyer profile than most of our Cape Coral clients, and we work both.

Naples sits in Collier County, south of Bonita Springs and Estero, roughly 35-45 minutes from RSW airport via I-75. A different county, a different school district, and a genuinely different price ceiling on the water.

Port Royal

Naples’ premier boating address

Developed in the late 1940s, Port Royal is Naples’ most prestigious waterfront neighborhood, with deep-water canals that reach the Gulf through Gordon Pass with no fixed bridges. Some of the highest price points on the Florida coast.

Aqualane Shores offers many of the same deep-water boating advantages as Port Royal, with roughly 365 waterfront homes with direct Gulf access, while sitting a short walk from Third Street South.

On the east shore of Naples Bay, Royal Harbor’s canals feed directly into the bay, giving some of the fastest routes to the Gulf in Naples, generally at a lower price point than Port Royal or Aqualane Shores.

Park Shore excels on location and beach access, with high-rise condo options along the water, but it is not built around large-vessel boating the way Port Royal or Aqualane Shores are. A different buyer priority, not a worse one.

What to actually expect.

Schools

Collier County, not Lee County

Naples is part of Collier County Public Schools, a separate district from Cape Coral, Fort Myers, and the rest of Lee County. Boundaries and choice programs are set by Collier County, and change over time, so we point relocating families to the district directly for current, authoritative rules before tying a purchase to a specific campus.

Airport

35-45 minutes to RSW

Naples has its own small municipal airport (APF) for private and charter traffic, but the commercial airport most residents fly out of is RSW in Fort Myers, roughly 35-45 minutes north on I-75 depending on where in Naples you start.

Water

Check the specific address

Direct Gulf access in Naples is real but concentrated in a handful of named neighborhoods. Most Naples inventory, including a lot of the gated golf communities inland, has no boat access at all. We verify canal type and route before you offer on any waterfront listing.

Does every home in Naples have Gulf access?

No, and anyone who tells you otherwise is selling you something. Naples has real, deep-water direct Gulf access in specific waterfront neighborhoods, Port Royal, Aqualane Shores, and Royal Harbor are the three that come up most for boaters, with canals that reach open water through Gordon Pass or Naples Bay without a fixed bridge in the way. Most of Naples, though, including a lot of the inland and gated golf communities, has no boat access at all. We check the specific canal and route for any waterfront address before you assume anything.

What is the difference between Port Royal, Aqualane Shores, and Park Shore?

Port Royal and Aqualane Shores are Naples' two premier deep-water boating neighborhoods, both with direct access to the Gulf through Gordon Pass and no fixed bridges, which is why they carry some of the highest price points on the Florida coast. Park Shore sits closer to the beach and has high-rise condo options with bay frontage, but it is not built around large-vessel boating the way Port Royal and Aqualane Shores are. Royal Harbor, on the east shore of Naples Bay, is a fourth option worth knowing if fast Gulf access matters more to you than the Port Royal address.
