Realities Most Relocators Don’t Know Until They Land

The four local levers that actually change the math.

Flood Zones

Property selection, not city verdict

Not all of Cape Coral floods. Most of the city hasn’t had real flooding issues, and the homes that did during Ian were older, lower-elevation properties with direct, quick access to open water. Zone AE means a 1% annual chance flood zone with lender-required flood insurance on federally backed mortgages. Zone X500 is the 0.2% chance zone, not federally required, often still smart. Two homes on the same street can carry very different bills. We pull the flood zone, base flood elevation, and elevation-certificate context before any showing, virtual or in person.

Canal Type

Direct, indirect, or freshwater

Cape Coral has 400+ miles of canals, more than any other city in the world. They split into three categories: direct gulf access (no fixed bridges between the dock and open water), indirect gulf access (reaches the Gulf but routes under low fixed bridges, powerboat-only), and freshwater (no Gulf access at all, great for kayak, paddleboard, and view). The Chiquita Lock that used to gate many SW routes was permanently removed in June 2025, but fixed bridges still decide whether a route is direct or indirect. Verify canal-by-canal. The same street can have two different canal types. Listing descriptions don’t always make the route clear. We verify before you commit emotionally to the home.

Utility Assessments

A lien you inherit

Cape Coral runs a Utility Expansion Program, and the number is parcel-specific. North 2 is the useful historical example: about $12,632 in line assessments plus $6,750 in CFEC for a typical 10,000 sq ft lot, before payoff status, interest, connection, or septic abandonment. Newer phases can be higher. Whether an assessment is paid, financed, pending, or not yet scheduled matters at closing. We verify current status against city records before you write an offer.

Insurance Levers

A variable, not a verdict

Cape Coral average homeowner’s insurance runs about $2,520/yr. Brayden’s own home (2003 build, newer roof, Zone X500) runs $1,871/yr. New construction with impact protection and elevation often comes in sub-$1,500/yr, and we’ve seen quotes on smaller new builds as low as $900/yr. The levers are real and learnable: roof age, construction type, impact windows or shutters, flood zone, elevation, elevation certificate, wind mitigation, and whether an NFIP policy is assumable. We quote insurance before the offer, not after.

Remote Inspections & Closing

Inspection and escrow, handled remotely

If you’re already familiar with the area and don’t need to fly down, we handle inspections, walkthroughs, and contracts remotely. We’ll be the eyes at the inspection, send video back the same day, and walk you through the report. Florida allows remote-online notarization on most documents, so the actual closing can happen from your kitchen table up north.
