Estero wins on location, not water.

Estero is an inland community between Bonita Springs and Fort Myers, and we'll say it plainly: most homes here don't have boat access. What Estero has instead is the closest RSW airport commute of any city we cover, Florida Gulf Coast University, Coconut Point's shopping and dining, and a slower-paced river-and-preserve side around Koreshan State Park. It's a location and lifestyle play, not a waterfront one.

Location over waterfront.

Estero's pitch is proximity and amenities, not water. It's the closest of our cities to RSW, home to FGCU, and anchored by one of the region's larger shopping centers, with a quieter historic side at Koreshan State Park.

Roughly 14 miles to Southwest Florida International, the shortest airport commute of any city in this guide.

FGCU is headquartered in Estero, a real driver of local rental demand, employment, and events.

One of the region's larger open-air shopping and dining centers, technically located in Estero itself, minutes from I-75 and US-41.

Schools

Lee County, Estero High School

Estero is part of Lee County School District's choice model. Estero High School opened relatively recently to serve the area's growth. Confirm current boundaries and choice options with the district before assuming placement.

Water Honesty

Inland by default

Assume no water access unless a specific listing is on the Estero River corridor, and even then, confirm depth and navigability. Most of Estero's growth is golf-community and retail-adjacent, not waterfront.

Commute

Fast to the airport, fast to Naples

Estero's I-75 access means both RSW and Naples' northern edge are a short drive, useful for buyers splitting time between work travel and coastal amenities.

What buyers ask us about Estero.

Is Estero on the water?

Mostly no. Estero is an inland community, its namesake, the Estero River, runs through part of it with some genuine river frontage in a handful of pockets, but most residential inventory, including the golf and gated communities that make up a lot of Estero's newer construction, has no boat or direct water access at all. If waterfront living is the priority, we'll point you toward Cape Coral, Fort Myers, or coastal Naples instead of overselling an inland Estero lot.

How close is Estero to RSW airport?

Very close, roughly 10-15 minutes and about 14 miles. Estero is the closest of the cities we cover to Southwest Florida International, a real advantage for buyers who fly often.

What is Estero known for?

Florida Gulf Coast University (FGCU) is headquartered in Estero, and Coconut Point, one of the region's larger open-air shopping and dining centers, sits here too. Koreshan State Park, a real historic settlement site on the Estero River, adds a slower-paced, natural counterpoint to the retail corridor along US-41.

What school district serves Estero?

Estero is part of Lee County School District, the same school-choice/lottery model as Cape Coral and Fort Myers. Estero High School is the area's comprehensive public high school, opened relatively recently to serve the area's growth.
